SITE ACCESS

Five options have been identified for site access:

1. Utilise existing access road.
2. Provide new access from South, either through housing development or from
    Mareham Lane.
3. Improve pedestrian access at existing level crossing.
4. Provide new access at existing level crossing.
5. Integrated approach with adjoining sites including Advanta Tec Foods, Bryan,
    Turnbulls.  Improve access and links in town with new ridge over railway line and
    links to Boston Road and Eastgate.

The existing site access for vehicles and pedestrians is in the ownership of Tec Foods.  Whilst there is potential to adopt this road in the medium term, its capacity is limited.

Any planning applications for the Maltings will require a traffic impact study.  The results of this will impose some limits on the reuse of the Maltings.

Improving access to the Maltings will be important in attracting users to the site.  Improving public perception of the close proximity of the Maltings to the town centre will also be important in ensuring the success of future developments.  For the Maltings project to progress, the options to provide improved access from the south and along the railway line must be investigated in more detail.

There are extensive opportunities to resolve the town's inherent access problems and those of the Maltings within an overall plan.  It would be appropriate for these to be addressed by North Kesteven District Council and Lincolnshire County Council as part of a masterplan for the southern and eastern part of the town.
